The City is in receipt of an application for a Planned Unit Development (two buildings on one lot) and land consolidation at 9–11 Thomas Byrne Drive. The proposal includes the construction of a principal building, an accessory building, and associated site work to accommodate a combined Office and Light Industry use.

Per Sections 4.6 and 9.14 of the City’s Development Regulations, the applicant is requesting to vary the minimum front landscaping requirement by 10% and to reduce the required parking by two spaces. Both the variance and the parking relief will be considered under the proposed Planned Unit Development, which may be considered by Council subject to the Section 4.21 of the Development Regulations. The subject property is located in the Industrial – Light (IL) Land Use Zone. The proposed Office and Light Industry uses are permitted within the IL Zone.
