The City is in receipt of an application for a proposed residential intensification development on Stapleton Road. The subject property was recently created through the subdivision of lands located at the rear of 169 and 171 Park Avenue and has been assigned the civic address of 15-20 Stapleton Road. The proposed development consists of three attached row dwellings, each containing two residential units, for a total of six dwelling units. To facilitate the development, the subject property will be further subdivided into three parcels, with each parcel containing one row dwelling and direct access to Stapleton Road.

The subject property is located within the Residential Medium Density (RMD) Use Zone. In accordance with Section 6.33 of the Mount Pearl Development Regulations, residential intensification projects are subject to a public notification process. Council may approve a residential intensification project at its discretion where the proposal is designed to improve housing affordability and/or make more effective and efficient use of land and municipal services.
