The City is in receipt of an application for a proposed residential intensification development at 10 Avery Place (DA25-0552). The proposed development consists of 16 two-storey row dwellings. To accommodate the proposal, the applicant is requesting a 9% variance to reduce the minimum required side yard setback for the northernmost end unit from 2.0 m to 1.82 m. This variance is within the 10% threshold that Council may consider at its discretion, subject to Section 4.6 of the City's Development Regulations.

A 15-unit development was approved for this site in 2023. As that Development Permit has since expired, the current proposal is being considered as a new application.

The subject property is located within the Apartment (APT) Use Zone. In accordance with Section 6.33 of the Mount Pearl Development Regulations, residential intensification projects are subject to a public notification process.
